TRANSACTIONAL DUE DILIGENCE: ENVIRONMENTAL SITE ASSESSMENTS

In most cases, environmental contamination and its liabilities are the sole responsibility of the property owner. Because of this significant risk, an environmental site assessment is an essential service provided by NOVA’s environmental professionals.

The environmental transactional due diligence involves three different phases of an environmental site assessment intended to identify any recognized environmental conditions, determine the extent of the environmental risks, and develop a plan to bring the property into compliance.

PHASE 1: Non-intrusive limited inquiry looking at records and the site to identify recognized environmental conditions.

PHASE 2: Intrusive investigation of the soil, groundwater, air assessment, and others. This phase focuses on assessing recognized environmental conditions identified during phase 1.

PHASE 3: Corrective or remedial action, passive or active, is required to remedy recognized environmental conditions and related contamination both horizontally and vertically. Our consultants assist with developing a plan of action for addressing any environmental conditions or contamination to ensure compliance.
